Through our years of experience, we have the ability to design and construct pretty much whatever you can think up. Our pre-construction process allows us to spend one-on-one time with each new customer and go over, in detail, everything from site selection to floor plan layout options to exterior finishes and colors. Our goal is make sure that your vision of your new home is realized and that we apply our expertise to make sure that it’s done right with quality and livability in mind.

Layout

If you’ve driven around recently and looked at a majority of newer homes, you probably have seen a lot of similarities from house to house. These days a large portion of builders have started producing homes based on fewer floor plans and exterior elevations. The reasons behind this are simple to understand – it lowers costs for the builder and buyer, it’s faster for them to build so buyers can move in more quickly, and fewer decisions have to be waited on for approval. For a lot of buyers these homes are the way to go and allow them to get a new home quickly and begin to build toward their future. However, some people are building their second, third or fourth home and desire one that is unique and built just how they want it to be. They are looking to build a home with every feature and finish they have always dreamed of and Mt Sterling is the answer.

We will apply our years of experience and expertise in custom home building to ensure that all your needs and desires are met and that the floor plan layout is efficient and cost-effective. 

Design

Good design is something that is often sacrificed in many new homes that are built these days. Because of the process involved in churning them out, they often loose their uniqueness and, oftentimes, even practicality. At Mt Sterling Custom Homes, we apply sound design principles and up-to-date practices to ensure that your home is just what you always envisioned it to be and that it’s well designed both on the inside and out. From the floor plan layout to the landscape design, we are there to help you make informed decisions on what specifics will work best for you individually.

An important part of our design process that we go through for each custom-built Mt Sterling home is called Value Engineering.  This means that we will design and engineer your home in a way that we can guarantee the utmost in quality and efficiency. We use only the best products and materials that ensure your home will be energy efficient and keep costs under control.

For example, the mechanical room in your home can be designed in the best possible place to minimize the cost of plumbing and wiring while ensuring that you always have enough hot water no matter where you are in your home. Also, with some strategic design work, the placement of certain walls and other structural elements can reduce the amount of building materials in the long run.

Home Budget Creation & Presentation

We all know that price matters when building a home – even when it’s a completely custom built home. It is important to us at Mt Sterling Custom Homes to make sure that we are building you the very best home we can for the budget that has been specified.  As part of our process, we will meet with you on numerous occasions to go over, in detail, the different options and features available and how these decisions will affect the overall cost of the home. We are available for help with financing options and we’ll also present all the details of the construction budget, design specifications, and final contract in person. It’s our goal at Mt Sterling to make sure that our customers know up-front all of the details about their home and budget and where exactly their hard-earned money will be going.

Once these details have been addressed and everything is in place, we can move ahead towards the next (and most important) step – building your dream home!

Policy & Procedure Orientation

Before we begin construction on your new home we will hold an orientation session with you to go over all of the Mt Sterling policies and procedures. These policies create the framework required to guarantee that all the important decisions are made at the proper points along the way and that everyone involved on the project remains on schedule.

We understand the importance of timing and meeting deadlines when it comes to building your home and we’ll do everything in our power to stay on schedule throughout the project. To help us do this, we will create a construction milestone schedule with important and realistic timelines that should be met by all parties involved. We work with both our contractors and sub-contractors to keep them on task and on schedule.

Also, we will put together an owner’s selection and decision schedule to help and encourage our customers to keep the process rolling by making their decisions in a timely manner. This ensures that there won’t be any hold-up in construction while important decisions are still being made. We also stay on top of the working budget and billing to make sure that your new home is on schedule and ready for occupation when that time comes.
